The primary service that we offer is an Internet based turnkey marketing system for commercial property.

What does this mean?
It means that we use the Internet along with traditional marketing techniques to help property owners, brokers, and managers find tenants or buyers for the commercial properties they are interested in leasing or selling.

How do we use the Internet?
WRE uses the World Wide Web to present what is known of as a Property Information Package ("PIP") to interested parties. In the traditional, pre-Internet, world of commercial real estate the owner, manager, or broker would place a sign on a property to let the public know that the property was available. When someone called on the property sign they would be provided a brief description of the property over the phone and then, if appropriate, would be sent a PIP containing more detailed information about the property. We create the PIP and place it on the Internet.

Does placing the PIP on the Internet help?
Placing the PIP on the Internet helps in several ways:

1. The interested prospect can get to the information faster, not having to wait on the owner, manager, or broker to send a package through the mail or by delivery service. Therefore a quicker determination of the properties suitability can be made saving all parties time. Additionally, both postage or delivery service fees can add costs and time delays (especially delivery services) which the Internet can eliminate. Finally, the information arrives via the Internet with beautiful four-color images as opposed to the variable quality of faxes or low quality due to photocopy duplication processes.

2. Placing the PIP on the Internet saves the owner, manager, or broker from having to prepare the PIP to send out, or having their staff from doing so. This saves money and time.

3. By placing the PIP on the Internet you can reduce the number of physical (printed) PIPs that need to be created. Because of the cost of duplicating high quality photographs and other images the PIPs can be very expensive to prepare, especially in large quantities. By placing the PIP on the Internet and reducing the number of printed copies of the PIP that are required you can substantially reduce the marketing costs related to the property.

4. Internet based PIPs do not have to be reprinted each time a price, broker, or phone number change relative to the property. Most commercial property managers and brokers have large quantities of unusable printed materials sitting in closets because of changes which make printed materials obsolete. Real time changes are possible with our system.

5. Many property owners, managers, or brokers use the Internet based PIP that we create as the only PIP they send out. They actually print ours off the Internet and send it out to prospective clients, further saving time and money.

How else do you market the property?
We place sign 'riders' on the property sign, with property ID#s for each property. These riders direct the reader to visit a website (usually WRE's website) to get information on the property. By previewing information before they call the prospect can 'self filter', thereby allowing the owner, manager or broker to spend their time working with only truly interested prospects.

Also, if clients desire, WRE will contract to print and/or send out postcards advertising the property to thousands of potentially interested prospects as well as other commercial property brokers. This can help get the word out that the property is available and direct people to view the PIP online. Additionally, we notify thousands of interested parties via e-mail each time a property is listed or changed. Add it up and this is a powerful sales tool.
