SEARCH HINTS

PROPERTY ID#

When you place a property ID # in the box you will receive all properties with that ID # regardless of the state they are in, unless you also select a State.  When we initially designed our database in 1998 we used a numbering scheme that did not generate a unique number for each property.  As a result, some of our older properties will have similar numbers in different states.  Example, Property ID# 6005 exists in Georgia, Illinois, and Texas.  If multiple properties display when you search based on a Property ID # just select the property in the State of interest.

KEYWORD

This is a VERY powerful search capability.  When you search on a Keyword you are searching for all matches of that word across the following property related fields:

·            Property Name

·            Address – Street Name

·            City, State

·            Owner, Broker, or Manager Company Name

·            Owner, Broker, or Manager Contact Name

Using the Keyword search and using “MAIN” as the keyword will allow you to find all properties on Main Street.  All properties with the word Main in the Property Name, such as Main Place Village.  All properties listed by Main Real Estate Company as the Owner, Broker, or Manager.  All properties in Main City.  All properties with George Main as the Contact.  All properties with Jim Maines as the Contact. Etc.

ADVANCED SEARCH

General Comments

The Advanced Search will allow for complex combinations of variables to be input and allow specific results as a result.  The variables fall into three categories. 

  1. Geographic Variables
  2. Minimum and Maximum Range Variables
  3. General Property Parameter Variables

Geographic Variables

These variables allow you to place specific City, State or Zip Codes into the system to include in the search

·            You can only include ONE (1) City in the City field.

·            You can include MULTIPLE States in the State field by holding the Ctrl Key down and selecting additional States.

·            You can only include ONE (1) Zip Code at a time.

HINT: Use only the City, State, or Zip Code.  Do not use all three.

HINT: For Zip Code keep in mind that you can input a portion of the Zip Code for maximum effect.

Example: Placing the numeral 7 in the Zip Code field will include all properties in Texas and Oklahoma.  Placing 75 in the Zip Code field will include all properties in the Dallas area.  A 77 would include all properties in the general Houston area.  Placing a 760 would include most of the properties in the Arlington, Texas area.

Minimum / Maximum Range Variables

The search uses AND (exclusion) logic.  This means that the more variables that you input the smaller the number of properties that will result from the search process.  This is considered an AND search process where each variable is added to the search.

HINT:  If you input a Min/Max value for Acreage and for Price you will have less properties that result than if you search for properties on only Price or only Acreage.

General Property Parameter Variables

You must choose at least one of the Property Type and Availability values.  You may choose more than one.  The more you choose the more properties that will be found.

CUSTOM SEARCHES

Members are permitted to perform Custom Searches.  Custom Searches start with the same search screen as available to the general public, but, include an additional screen of fields that MAY be included in the search process.  The additional fields that are offered for inclusion are determined by the Property Type(s) that are selected in the initial screen of the Custom Search. 

    Step   Description

  1. When displayed the specific fields are selected for inclusion in the search process by clicking on the Check Box to the left of the Field Name. 
  2. Next you must input a value in the input field to the right of the Field Name.  In some cases the input value will be selecting a Check Box.  In other cases the input value will be numerical.
  3. Perform the Search.
  4. Consider the results and if necessary move back one screen and change the variables then perform the search again.  Repeat this process until you have a set of results that conforms to your search intention.
  5. Print the Results, if desired.

HINT: The more Custom Variables that you include the smaller the search results.  This process uses AND (exclusion) logic.
